Most of the projects in Pune are incomplete
Mumbai: The Maharashtra Real Estate Regulatory Authority (Maharashtra) has released a blacklist of 3,371 housing projects in the last five years which were not completed on time. The list includes the highest number of 950 projects in Pune and the lowest number of 91 projects in Mumbai.
Maharera has recently released a blacklist of unfinished housing projects between 2020 and 2021. Accordingly, the black list of five years from 2017 to 2021 has been completed. During this period, 11 per cent or 3,371 projects in the state were not completed on time and they have been blacklisted.
According to the Rera Act, registration is mandatory for every housing project and it is also mandatory to complete the project within the stipulated time frame mentioned in Maharashtra. If the project cannot be completed within the stipulated time, an extension of a few months is given. Projects that do not complete or extend the deadline are blacklisted. Homes on a blacklisted project cannot be sold to a developer. The work can be completed within the extended period by resuming the work with the consent of 51% of the customers. The developer can then sell the homes. Despite this, many developers in the state remain unconcerned and are harassing customers without completing the project, according to the Maharashtra blacklist.
Maharashtra has recently announced blacklists for 2017, 2018, 2019, followed by 2020 and 2021. There are 1064 projects in 2020 and 483 projects in 2021. Maharashtra has so far registered 30,000 projects, of which 11 per cent or 3,371 projects are on the blacklist between 2017 and 2021. It has the highest number of 950 projects in Pune, followed by 391 projects in Thane. While only 91 projects are on the list in Mumbai city, the number in Mumbai suburbs is 362.
Application for extension
Developers who woke up after the blacklist was announced are applying for an extension. So far, 350 such applications have been submitted, according to Maharashtra officials. Officials also said that the process of scrutinizing the applications of the developers and extending the deadline to the eligible applicants is underway.
